Colombia investor and property visa

Distinguish direct investment, corporate investment and real-estate ownership before structuring a Colombian visa application.

Reviewed: 2026-08-26

Buying property or investing in a company does not automatically produce a visa. The available category depends on the investment type, amount, foreign-exchange registration, ownership and source-of-funds trail. Before transferring funds, confirm which route you intend to build and which official certificates will be required.

When it may fit

  • The investment is held in the applicant's name and can be officially certified.
  • The funds have a lawful and traceable source.
  • The amount and structure meet the current category threshold.
  • The transaction complies with foreign-exchange and corporate or property formalities.

Documents to prepare

  • Official investment or property certification.
  • Bank and source-of-funds evidence.
  • Applicable corporate or real-estate records.
  • Foreign-exchange and tax records where required.

Issues to review

  • Transferring money before designing the documentary structure.
  • Investment held by a company or third party instead of the applicant.
  • Confusing market price with the officially certified value.
  • Funds without a clear trail from source to transfer and asset.
